Neighborhood Redevelopment
Improving the housing quality throughout Inland Empire neighborhoods is an integral component of NPHS’ mission and wide array of services. With a rich history in neighborhood redevelopment, NPHS has completed many successful rehabilitation and new residential infill projects in San Bernardino and Riverside Counties. NPHS provides comprehensive neighborhood redevelopment programs which include real estate services for the acquisition and sale of land and property, single family housing development, residential property rehabilitation and the administration of local home improvement loan and grant programs.
Real Estate Services
As a licensed real estate broker, NPHS assists local governments, developers and other non-profits organizations with property acquisition and the sale of their affordable housing inventory. NPHS’ real estate acquisition services include preliminary assessment of market and negotiation of purchase agreements. Disposition services include marketing and sale of new and existing affordable homes.
New Housing Development
In an effort to increase the supply of affordable housing throughout the Inland Empire, NPHS partners with local municipalities to develop vacant or under-used parcels within existing neighborhoods that are already largely developed. Attention to design of infill development is essential to NPHS’ redevelopment strategy to ensure that the new development fits the existing context, and gains neighborhood acceptance. NPHS project management team plans, coordinates, and manages the development from inception to completion aimed at producing a functionally and financially viable project that will be completed on time within authorized cost and to the required quality standards.
Neighborhood Stabilization
NPHS is an experienced subrecipient of municipalities who have received allocations to revitalize neighborhoods through the Department of Housing and Urban Development’s Neighborhood Stabilization Program. The NPHS real estate development team has extensive experience in the acquisition, rehabilitation, and resale of vacant and abandoned foreclosed homes. NPHS is a well prepared buyer with a system of quick purchases, rehabilitation and resale of distressed properties in targeted areas. Most families who purchase these homes utilize one of NPHS’ down payment assistance programs to help make their monthly mortgage payments affordable to ensure long-term sustainable homeownership.
Home Improvement Program Administration
NPHS’s home improvement services are designed to bring eligible owner-occupied properties into compliance with locally adopted housing standards to reduce ongoing and future maintenance costs, and to preserve safe, decent and affordable housing. NPHS administers several home improvement programs for various municipalities in the Inland Empire including the County of San Bernardino, City of Montclair and the City of Chino. NPHS’s qualified staff originates and processes home improvement loans in addition to managing the construction on the homeowner’s property.
