Down Payment Assistance
NPHS offers a variety of down payment assistance programs for residents living in the Inland Empire. These down payment assistance programs are giving families opportunities to fulfill their dream of home ownership. While serving low and moderate-income families, NPHS offers deferred loans which dramatically reduce monthly mortgage payments. At this time we have the following programs available:
Ontario “Open House” Down Payment Assistance Program
The Ontario OPEN House Program is a down payment program funded with federal HOME American Dream Downpayment Initiative (“ADDI”) and local redevelopment housing set-aside funds. The program is designed to increase homeownership rates and revitalize neighborhoods. The program is being administered by NPHS and the guidelines are as follows:
- The maximum loan amount is 6% of the purchase price. Costs associated with obtaining a loan will be deducted from loan proceeds.
- The maximum combined Loan to Value is 100% and includes all loans and encumbrances placed on the property.
- The assistance will be provided in the form of a 45-year, zero percent, deferred payment, loan with an equity share component.
- The purchase price can not exceed the area median purchase price for San Bernardino County (Call for current limit)
- Homebuyer must complete NPHS’ 8-hour homebuyer education class
- All applicants must have a combined household annual income at or below 80% of San Bernardino County’s area median income (adjusted by household size). See below:
